What is 4 Eleven Lofts?
It's stylish city living designed especially with U-M students in mind - all in an ideal location and at reasonable rates. Opened in 2009, 4 Eleven Lofts features furnished lofts with 10-foot ceilings, great views, flat-panel HDTV, full kitchens, single or shared bedrooms and more. All just two blocks from both the U-M Central Campus and the heart of downtown Ann Arbor.

How is 4 Eleven Lofts managed?
4 Eleven Lofts is managed by The Scion Group LLC, the nation's premier provider of urban student housing. Scion manages over 4,800 beds of high-quality student-focused housing in Michigan, Illinois, Georgia, South Carolina and Florida. The 4 Eleven Lofts management office is inside the building, with three full-time, professional staff. There are also community assistants who live at the building and assist fellow residents. Building staff maintain a 24-hour presence, in addition to management's regular on-site office hours.
Is 4 Eleven Lofts open to non-students?
Most of the residents at 4 Eleven Lofts are University of Michigan students, and the per-person contracts are designed with students in mind. Nonetheless, 4 Eleven Lofts is an Equal Opportunity housing provider and welcomes applications from non-students. Family members of students are welcome as well, subject to occupancy limitations. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired apartment.
What are per-person contracts?
Instead of requiring all roommates to sign a joint lease, each person at 4 Eleven Lofts has their own individual contract, with one person per bed space. This means you are only responsible for paying for yourself - not your roommates. Even if a roommate moves out or other bedrooms in your loft are empty, you will only pay the rate for your bedroom.
What is included in the rate?
Each resident at 4 Eleven Lofts pays installments of housing charges plus a flat utility/amenity fee with each installment, which includes:
• Furniture package including living room furniture, counter stools, desks, wardrobes and full-size beds
• Electricity
• Gas/heating
• Water/sewer
• Central air conditioning
• High-speed Internet in each bedroom, Wi-Fi throughout the building
• Flat-panel HDTV in living room, expanded satellite TV with 200+ channels including 48 in HD
• Fitness center (free) and laundry facility (nominal charges) on site
• Staffed lobby
• 10th-floor sky lounge with big-screen TV and pool table
Why is the Utility/Amenity Fee separate, and why are there two rates? Is it optional?
Each space at 4 Eleven Lofts includes all the utilities listed above, plus a flat-panel HDTV in the living room, a staffed lobby and use of the on-site fitness center. The approximate value of these services is stated separately in the rates, simply to allow a more fair comparison with the cost of living at other locations where residents usually have to pay extra for most utilities and amenities. At 4 Eleven Lofts, everything is on when you arrive and there's no need for deposits or payments to utility companies. The fee varies somewhat based on the number of residents in a loft to reflect the cost-sharing effect of having more roommates. The utility/amenity rates are actually lower than the cost of buying each of the services separately, and they stay flat throughout the term even if utility costs rise. Payment of the utility/amenity fee is required along with each installment of housing charges.
How much is the security deposit? Are there any other fees to apply?
The refundable security deposit is equal to one monthly installment payment, including the regular utility/amenity amount. There is a small application fee to cover credit and background check costs, and each resident also pays a cleaning fee; please inquire with our staff.
Will my financial aid cover my charges at 4 Eleven Lofts?
Your living costs at 4 Eleven Lofts can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at 4 Eleven Lofts.
Can I pay by credit card?
Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. 4 Eleven Lofts also offers automatic payment by either credit card or checking account - just fill out one page, one time and payments will be made automatically.
When do the contracts start and end?
4 Eleven Lofts offers a standard term of August 30, 2010 to August 15, 2011. 2011-12 terms and rates will be available by September 1, 2010. Limited alternate dates or term lengths are available; please inquire with our staff.
Can I live with my friends?
4 Eleven Lofts offers apartments for 1 through 5 residents. You can select your roommates, or we can help match you with other students.
Are private bathrooms available?
Yes. Each bathroom at 4 Eleven Lofts is either fully private or shared by two residents. Please see our rates and floorplans to view the apartment layouts.
Are the lofts furnished?
Yes. Each loft features designer furniture, including full-size beds, desks and chairs, wardrobes, sofa and side chair, coffee table and counter stools for the kitchen island. To see a sample of the furniture and other finishes, please visit our model loft inside 4 Eleven Lofts, during our office hours or by appointment.
What kind of security is provided?
4 Eleven Lofts is a controlled-access building with lobby attendant at select times plus security cameras in the lobby, sky lounge, elevators and parking levels. Each apartment has a programmable electronic lock on the front door, and individual bedrooms have locks too.
What are 4 Eleven Lofts' policies on smoking, guests and pets?
4 Eleven Lofts is a 100% smoke-free facility in all residential and common areas. Guests are welcome at all times in the building, subject to the consent of loft-mates.
4 Eleven Lofts will issue frequent guest cards on request, allowing access to pre-registered guests without escort. Other guests generally must be accompanied by a resident and/or check in at the lobby desk during evening hours. Overnight guests are welcome, with limits on the number of days and guests. 4 Eleven Lofts has a no-pets policy, except for fish in small tanks as approved by management.
Can I park my car at 4 Eleven Lofts?
4 Eleven Lofts offers limited spaces in our underground, climate-controlled garage at an additional charge, on a first-come, first-served basis. There are also multiple public parking structures one to three blocks away.
What other transportation options will I have?
4 Eleven Lofts is just two blocks from the University of Michigan Central Campus, and easy walking distance to the Diag, U-M shuttle stops, and the State Street, South University and Kerrytown retail areas. It's also just two blocks to the heart of downtown Ann Arbor and all the attractions of Main Street. Walk or bike to the Medical Center and the U-M athletic complex. AATA buses stop right outside too.
Can I see a model apartment?
